Interview mit Christoph Baer

Auf dem ehemaligen Maggi-Areal in der Schweiz entsteht derzeit zwischen Zürich und Winterthur der zukunftsweisende Arbeits- und Begegnungsort „The Valley“, mit einem vielfältigen Mietermix und breitem Dienstleistungsangebot. Herzstück auf dem über 100.000 qm großen Gelände ist die Motorworld Manufaktur Region Zürich, die mit Oldtimern, Premiumfahrzeugen, Werkstätten, Dienstleistern und diversen Lifestyleangeboten die Herzen von automobilbegeisterten Besuchern höher schlagen lässt. Seit Oktober 2020 hat sie ihre Türen für die Öffentlichkeit geöffnet. Welche Mieter man vor Ort antreffen kann und welche Projekte im kommenden Jahr anstehen, erzählt Christoph Baer, Centermanager der Motorworld Manufaktur Region Zürich im Interview.

Herr Baer, was gefällt Ihnen besonders gut an dem denkmalgeschützten, ehemaligen Maggi-Areal?

Der Spirit. Vor über 100 Jahren hat hier Julius Maggi mit der Erfindung des Brühwürfels und der industriellen Lebensmittelproduktion Geschichte geschrieben. Begibt man sich auf das Gelände wird man sofort von der Ausstrahlung und dem Charme dieses geschichtsträchtigen Industrieareals eingenommen. Mir gefällt, dass der Pioniergeist von einst nun mit THE VALLEY fortgeführt wird. Viele Innovative Konzepte werden in Zukunft hier auf dem Gelände ihren Platz finden. Beeindruckend finde ich auch, dass die Gebäude hier dermaßen gut erhalten sind – das ist in dieser Größenordnung wirklich selten.

Erzählen Sie uns etwas über den aktuellen Stand der Motorworld Manufaktur Region Zürich…

Im Oktober haben wir die Haupthalle offiziell in Betrieb genommen. Der Event- und Tagungsbetrieb ist bereits im Sommer gut angelaufen. Mit dem Mieterausbau sind wir aktuell ebenfalls in vollem Gange. Unsere Motorworld bezogen haben bereits Race and Road Cars, ein Händler für hochwertige Automobile und das Team von Fredy Barth – Motorsports und Events, das unter anderem Trackdays und Fahrtrainings anbietet. Ebenfalls den Betrieb aufgenommen hat die Schwungrad AG, die eine komplette Fahrzeugaufbereitungsanlage inklusive Waschanlage bei uns betreibt, sowie Racing Unleashed, die ihre Racing Lounge mit zehn Rennsimulatoren eröffnet hat.

Auf wen dürfen wir uns noch freuen?

Im Dezember wird die Krüger-Werft AG mit den Bootsmarken Frauscher, Riva und später auch Invictus einziehen. Darüber hinaus wird das niederländische Unternehmen PAL-V seine Dependance in unserer Motorworld Manufaktur Region Zürich beziehen und das erste kommerzielle Flugauto der Welt zu uns holen. Spannend für alle Zweirad-Fans dürfte auch die Sammlung an Ducati und Harley Davidson Motorrädern sein, die als dauerhafte Ausstellung bei uns zu sehen ist.

Was macht den Standort für potenzielle Mieter interessant?

Der Markt für hochwertige Mobilität ist hier sehr attraktiv. Nirgendwo in Europa gibt es so viele Luxusfahrzeuge und Oldtimer wie in der Schweiz. Natürlich ist auch das einzigartige Gesamtkonzept der Motorworld für potenzielle Mieter spannend. Last but not least kann das Areal auch mit einer Top-Lage punkten. Wir liegen mitten in der „Greater Zurich Area“ zwischen Zürich und Winterthur, verfügen über eine eigene S-Bahn- Station und zwei direkte Autobahnanschlüsse. Nach Zürich und nach Winterthur sind es nur wenige Minuten Fahrzeit.

Wie sehen die nächsten Schritte aus?

Die Motorworld und das gesamte Areal entwickeln sich noch weiter. Aktuell planen wir unter anderem den Bau eines Hotels und einer Eventhalle. Außerdem werden im Frühling weitere gastronomische Betriebe eröffnet. In der Haupthalle werden derzeit noch zwei Stockwerke ausgebaut, in denen wir schon bald Einstellplätze für private Fahrzeuge anbieten können. 2021 wird zudem auf dem Gelände eine große E-Ladestation errichtet, an welcher jährlich mit bis zu 30.000 Premium-Elektrofahrzeugen zu rechnen ist. Wir freuen uns außerdem auf verschiedene Events hier nächstes Jahr, darunter eine Custombike- Show, ein US-Cars & Bike Treffen, ein Oldtimer- und Teilemarkt und die Dolder Classics, die weit über Zürich hinaus bekannt sind.

Motorworld Region Zürich The Valley Kemptthal

On the former Maggi site in Switzerland, the pioneering work and meeting place „The Valley“ is currently being built between Zurich and Winterthur with a diverse tenant mix and a broad range of services. The centrepiece of the over 100,000 square metre-large grounds is Motorworld Manufaktur Region Zürich, which makes the hearts of visiting automobile enthusiasts beat faster with classic cars, premium vehicles, workshops, service providers and various lifestyle offerings. It opened its doors to the public in October 2020. Christoph Baer, Centre Manager of Motorworld Manufaktur Region Zürich, explains in an interview which tenants can be met on site and talks about the projects that are planned for the coming year.

Mr Baer, what do you particularly like about the listed former Maggi site?

The spirit. More than 100 years ago, Julius Maggi wrote history here with the invention of the stock cube and industrial food production processes. When you enter the site, you‘re immediately captured by the charisma and charm of this historic industrial site. I like the fact that the pioneering spirit of the past is now continuing with The Valley. Many innovative concepts will in future find their home here on the grounds. What I also find impressive is that the buildings are so well preserved. On this scale that is really unusual.

Tell us about the state of the progress at Motorworld Manufaktur Region Zürich…

We officially put the main hall into operation in October. Usage of the event and conference facilities had already got off to a good start back in the summer. The tenant expansion is currently in full swing as well. Race and Road Cars, a dealership for premium quality cars, and the team of Fredy Barth – Motorsports und Events, who among other things offer track days and driver training courses, have already moved into our Motorworld. Schwungrad AG, which operates a full vehicle refurbishment service including a car wash at our premises, and Racing Unleashed, who have opened its Racing Lounge with ten racing simulators, have also started operating as well.

Who else can we look forward to seeing there?

In December, Krüger-Werft AG will be moving in with the boat brands Frauscher and Riva, which will later be joined by Invictus. In addition, the Dutch company PAL-V will occupy its premises at our Motorworld Manufaktur Region Zürich and bring the world‘s first commercial flying car to us. The collection of Ducati and Harley Davidson motorcycles, which can be seen here as a permanent exhibition, will be a thrill for all two-wheeler fans as well.

What makes the location interesting for potential tenants?

The market for premium quality mobility is very appealing here. Nowhere in Europe are there as many luxury vehicles and classic cars as in Switzerland. Of course, the unique overall concept of Motorworld is also exciting for potential tenants. And last but not least, the site can also score points with its top location. We are situated in the middle of the Greater Zurich Area between Zurich and Winterthur, and we have our own suburban rail station as well as two direct motorway connections. Both Zurich and Winterthur are just a few minutes‘ drive away.

What will be the next steps?

Motorworld and the site as a whole are developing further. Among other projects, we are currently planning the construction of a hotel and an event hall. And more catering establishments will be opening in the spring. In the main hall, two floors are in the process of being expanded where we will soon be able to offer parking spaces for private vehicles. In 2021, a large charging station will be built on the site that is expected to serve up to 30,000 premium electric vehicles every year. We are also looking forward to various events here next year, including a custom motorcycle show, a meeting for American cars & bikes, a classic car and parts market, and the Dolder Classics, which are well known far beyond Zurich.
