NÄCHSTER MEILENSTEIN ERREICHT

Nachdem die Stadtverordnetenversammlung der Stadt Rüsselsheim den Bebauungsplan „Opel-Forum Rüsselsheim – Motor world“ genehmigt hat, ist nun der Startschuss zur Entwicklung des Innenstadtquartiers mit der Motorworld gefallen. Damit wird auf dem 65.000 qm großen Areal des Opel-Altwerkes in den kommenden Jahren ein lebendiges und für jeden zugängliches Stadtviertel entwickelt, das in Deutschland einzigartig ist. Standortleiter Maximilian Dünkel spricht im Interview über das außergewöhnliche Projekt in der Metropolregion Rhein-Main. 

Herr Dünkel, der offizielle Startschuss ist gefallen, jetzt kann es also losgehen in Rüsselsheim?

Richtig, mit großer Zustimmung hat die Stadt Rüsselsheim unseren Bebauungsplan genehmigt und mit der Veröffentlichung im Januar ist diese Hürde formal genommen. Das ist der Erfolg der harten Arbeit in den letzten zwei Jahren. 

Wie sehen die Pläne für das Opel-Altwerk aus? 

Hier vor Ort wird ein buntes Quartier mitten im Zentrum von Rüsselsheim entstehen. Mittelpunkt wird dabei selbstverständlich die Motorworld Manufaktur, welche in den schönen historischen Hallen ihre Heimat finden wird. Dazu gesellen sich die verschiedensten Nutzungsmöglichkeiten: von Wohnungen, Einzelhandel und Nahversorger über Büros, Veranstaltungsflächen, Gastronomie und Unterhaltungsbereiche. Auch ein Hotel ist geplant.

Was sind die besonderen Herausforderungen bei der Planung und Umsetzung des Projektes? 

Dadurch, dass wir viele verschiedene Gebäudeteile haben, werden diese zwangsläufig unterschiedlich genutzt. Für jede Neunutzung braucht es ein entsprechendes Konzept; dieses vor allem unter den Aspekten des Denkmalschutzes umzusetzen wird uns die nächsten Monate beschäftigen. 

Im Oktober 2020 haben Sie die Standortleitung in Rüsselsheim übernommen – wie haben Sie die erste Zeit erlebt?

Die erste Zeit war auf jeden Fall recht laufintensiv. Denn wir haben hier ein unglaublich spannendes Gelände, welches man zuerst einmal erkunden musste. Wir haben tatsächlich über 50 Gebäudeteile, die fast alle miteinander verbunden sind. Außerdem merkt man die Motivation und Begeisterung, die viele Rüsselsheimer dem Projekt entgegenbringen. Man freut sich, dass hier etwas Neues entsteht. 

Was fasziniert Sie am meisten an diesem Standort? 

Der Standort ist erlebbare Automobil-Historie. Hier wurde die erste Fließbandproduktion in Deutschland gestartet und damit Geschichte geschrieben. Wenn man durch die leeren Produktionshallen, aber auch durch die Büros geht, kann man die vergangene Zeit wirklich spüren, bzw. riechen. Fast jeder Besucher aus der Region hat eine persönliche Verbindung zu dem Gelände oder zu der Marke Opel.

Wo ist für Sie der schönste Ort auf dem Gelände?

Ganz klar in dem Turm der alten Lehrbibliothek. Von dort hat man einen schönen Rundumblick über das Gelände, sieht den Anstieg des Taunus-Gebirges und bei unseren Aufnahmen konnte man sogar die Frankfurter Skyline erkennen. 

Was wird aktuell an dem Standort schon geboten?

Im Moment wird das bestehende Gelände vielseitig von verschiedenen Mietern genutzt. Diese kommen unter anderem aus den Bereichen Logistik, IT, Handwerk, Krankenkasse, Kultur und mit der Werkstatt Benzinrausch schon aus der Klassikerszene. Mit dem Goldschmiedeatelier Fuchsgold haben wir sogar auch einen ersten Partner der Motorworld Membercard in Rüsselsheim. Generell haben wir übrigens noch weitere Büro- und Lagerflächen zur Vermietung frei.

Die Motorworld Manufaktur in Rüsselsheim ist auch auf eine ganz andere Art bereits mehrmals in den Medien aufgetaucht, auch wenn man es zunächst nicht vermutet. Erzählen Sie uns mehr davon…

Durch ihren einzigartigen Industriecharakter ist die Motorworld Manufaktur eine beliebte Drehkulisse, so wurden schon einige Musikvideos und auch ein deutscher Kinofilm mit dem Schauspieler Moritz Bleibtreu hier gedreht. Wie sehen nun die nächsten Schritte aus? Aktuell wird das Gelände von einem Vermessungsbüro Raum für Raum abgezeichnet und in ein digitales Modell umgewandelt, welches als Grundlage für die weitere Planung dient. Parallel intensivieren wir jetzt unser Gesamtkonzept, so dass wir voraussichtlich 2022/2023 mit dem Bau beginnen können.

NEXT MILESTONE ACHIEVED

With the approval from the Rüsselsheim city council for the development plan „Opel Forum Rüsselsheim – Motorworld“, the start signal has now been given for development of the inner city area with Motorworld. This means that a vibrant and publicly accessible district, unique in Germany, will now be developed over the coming years on the site of the old Opel plant covering 65,000 square metres. In our interview, site manager Maximilian Dünkel talks about this exceptional project in the Rhine-Main metropolitan region.

Mr Dünkel, the official starting signal has finally been given. Does that mean that things can now get started in Rüsselsheim? 

That‘s correct. The city of Rüsselsheim approved our strongly supported development plan, and with its publication in January this hurdle has been formally taken. This is the reward for all the hard work over the past two years.

What are the plans for the former Opel plant?

A colourful quarter will be created here right in the heart of Rüsselsheim. The centrepiece will naturally be the Motorworld Manufaktur, which will find its home in the beautiful historical halls. It will be joined by a broad scope of uses: from flats, retail outlets and local suppliers through to offices, event spaces, eateries and entertainment areas. A hotel is also planned.

What are the special challenges in planning and realising this project?

The fact that we have many different building elements means that they are inevitably used in different ways. A corresponding concept is required for each new usage; over the next few months we will be busy implementing these concepts, in particular taking into account the heritage protection requirements.

You took over the management of the Rüsselsheim site in October 2020 – how did you experience the first few weeks?

At the beginning there was definitely a lot of walking to do. We have an unbelievably thrilling site here, which had to be explored first. We actually have more than 50 building elements, practically all of which are connected with one another. One can also perceive the motivation and enthusiasm that many local people here in Rüsselsheim have for the project. They are pleased that something new is being created here.

What fascinates you the most about this location?

The location is tangible automotive history. The very first production assembly line in Germany started rolling here, making history. When you walk through the empty production halls and offices, you can really feel or smell the years gone by. Almost every visitor from the local region has a personal link to the site or the Opel brand.

What do you think is the most beautiful place on the site?

Without a doubt the tower of the old teaching library. From here you have a fantastic panoramic view over the grounds, you can see the foothills of the Taunus mountains, and in our shots you could even make out the Frankfurt skyline. 

What is currently on offer at the location?

At the moment, the existing grounds are being diversely used by various tenants. These come from sectors such as logistics, IT, handicrafts, health insurance, culture, and, with the Benzinrausch workshop, from the classic car scene as well. With the Fuchsgold goldsmith‘s atelier, we even have one of the first partners of the Motorworld Membercard in Rüsselsheim. In general, we also have additional office and storage spaces available for lease.

The Motorworld Manufaktur in Rüsselsheim has also appeared in the media several times in a completely different and rather surprising way. Tell us more about it…

Due to its unique industrial character, the Motorworld Manufaktur is a popular filming location, and several music videos and a German cinema film with actor Moritz Bleibtreu have already been shot here.

What will be the next steps?

A plan of the site is currently being prepared room by room by a surveyor‘s office and converted into a digital model, which will then serve as the basis for the next planning stages. Parallel to this, we are intensifying our overall concept so that we can begin with the construction work in 2022/2023.
