Auf dem Gelände der Motorworld Manufaktur Berlin geht es mit großen Schritten voran: Neben der bereits 2019 fertiggestellten und mittlerweile vollvermieteten „Alten Härterei” wird im Herbst 2021 der nächste Bauabschnitt mit weiteren Gebäuden auf dem Gelände bezugsfertig sein. Sanierte historische Hallen und Neubauten bieten dann noch mehr Platz für Handelsflächen, Werkstätten, Showrooms, Büros oder auch Atelierflächen rund um das Thema Mobilität.

NEXT CONSTRUCTION PHASE READY FOR OCCUPATION FROM AUTUMN

Things are moving forward in leaps and bounds on the grounds of Motorworld Manufaktur Berlin. Alongside the „Alte Härterei“ („Old Hardening Shop“), which was completed in 2019 and is now fully leased, the next construction phase with further buildings on the site will be ready for occupation in autumn this year. Refurbished historical halls and new buildings will then offer even more capacity for retail spaces, workshops, showrooms, offices or even studio spaces dedicated to mobility.

Mit der Motorworld Manufaktur Berlin entsteht derzeit ein neuer Anziehungspunkt für Automobilfans und Biker aller Couleur in der Bundeshauptstadt. Schon jetzt wird in ihrer denkmalgeschützten und aufwendig sanierten Sheddachhalle, der sogenannten „Alten Härterei“, fleißig gehandelt und geschraubt. Die Dörr Group hat sich hier mit den beiden Premiummarken Lamborghini und Aston Martin angesiedelt. Mit der Marke DRIVERSHALL ist zudem ein weiterer Spezialist für Supersportwagen in der denkmalgeschützten Halle präsent, der beste Stellplätze und einen Auto-Concierge-Service für die Fahrzeugsammlung seiner Kunden anbietet. Neu ist die Firma Aerotask, die seit kurzem mit einem Airbus A320 Flugsimulator im Obergeschoss der Sheddachhalle ganz besondere virtuelle Flugerlebnisse ermöglicht – für jedermann/-frau ganz ohne Vorkenntnisse und Lizenz.

With Motorworld Manufaktur Berlin, a new attraction for automobile fans and bikers of all persuasions is currently being created in the German capital. Tenants are already busy trading and working on vehicles in its listed and elaborately refurbished shed roof hall, the so-called „Alte Härterei“. The Dörr Group has moved in here with the two premium brands Lamborghini and Aston Martin. Also present in the listed hall is the DRIVERSHALL brand, a further specialist for super sports cars which offers the best parking spaces and a car concierge service for its customers‘ vehicle collections. A new company is Aerotask, which recently began operating an Airbus A320 flight simulator on the top floor of the shed roof hall to provide a truly special virtual flying experience – for everyone without any prior knowledge or a pilot‘s licence.

Neuer Raum für mobile Leidenschaft

Die Motorworld saniert derzeit die rund 5.000 m² große historische Antenahalle sowie ein weiteres historisches Gebäude in direkter Nachbarschaft. In diesem entstehen bis zum Herbst 2021 vier attraktive, jeweils rund 100 m² große Manufakturflächen mit Glastoren.

Noch mehr Raum bieten die Neubauten, die den historischen und denkmalgerecht sanierten Altbestand in ansprechender Architektur ergänzen und ebenfalls ab September bezugsfertig sind. Die Neubauten werden in einer energetisch hocheffizienten Bauweise erstellt und ermöglichen Flächenzuschnitte von 265 m² bis 1.500 m². Die Raumhöhen sind mit über sieben Meter für die meisten Nutzungen geeignet. Die Zufahrt zu allen Gebäuden ist auch für weiträumig lenkende Oldtimer großzügig dimensioniert. Freiflächen im Umfeld schaffen zusätzliche Kapazitäten, die man in Berlin so sonst kaum findet.

Die neuen Gebäude eignen sich für Handelsflächen, Werkstätten und Showrooms für Sportwagen, Oldtimer, Bikes und E-Mobility sowie Büros und Ateliers rund um das Thema Mobilität. Perfekt sind sie zudem für klassische Handwerksbetriebe wie Sattler und Spengler, aber auch Uhrmacher, Feinmechaniker oder Kunsthandwerker mit thematischem Bezug. In einem weiteren Bauabschnitt, der voraussichtlich bis Mitte 2023 fertiggestellt wird, entstehen ein einzigartiges Container-Designhotel, Gastronomiebereiche, ein mehrstöckiges Parkhaus mit gläsernen Einstellboxen und eine Eventhalle.

Standort mit Automobiltradition

Die Motorworld Manufaktur Berlin befindet sich im Berliner Bezirk Spandau auf einer Halbinsel direkt am Havelufer in unmittelbarer Nachbarschaft zur Spandauer Zitadelle. Auf diesem grünen Fleck direkt am Wasser belebt sie nun die Geschichte wieder: von 1928 bis 1940 wurden hier DKW mit Hinterradantrieb gebaut, später u.a. Karosserien und Einzelteile für Modelle mit Frontantrieb gefertigt. Nach der Übernahme der Auto Union durch Volkswagen in den 60er Jahren wurde das DKW-Werk dann geschlossen. Die „Alte Härterei“ ist ein noch vorhandenes historisches Gebäude. Mit dem charakteristischen Sheddach diente sie als Getriebe-Produktionsstätte für DKW- und Auto-Union-Fahrzeuge.

Ideale Lage und Verkehrsanbindung

Das Areal liegt direkt neben dem BMW Motorradwerk im Bezirk Spandau, nahe der stark frequentierten, mehrspurig ausgebauten Verkehrsader „Am Juliusturm“. Bus- und Bahnanbindungen wie die U7 gibt es in unmittelbarer Nähe, aber auch Parkplätze sind ausreichend vorhanden. Mobilitätsdienstleister und zahlreiche Einkaufsmöglichkeiten befinden sich im direkten Umfeld. Darüber hinaus liegt die bekannte Zitadelle Spandau in der Nachbarschaft – ein Highlight für jährlich über 300.000 Besucher aus dem In- und Ausland.

New space for motoring passion

Motorworld is currently refurbishing the roundabout 5.000 m² historic Antenahalle and another significant old building in the immediate vicinity. Four attractive Manufaktur spaces with glass doors, each of which is around 100 square metres in size, will be created here by the coming autumn.

Even more space is available in the new buildings, which supplement the historic and listed old buildings with an appealing architecture and will also be ready for occupancy from September. The new buildings are being constructed with an energy-efficient design and allow for floor space layouts of between 265 and 1,500 square metres. The room heights of over seven metres are suitable for most uses. Access to all the buildings is also generously dimensioned for classic cars with a large steering radius. Open spaces in the surrounding area create additional capacities that are rarely found in Berlin.

The new buildings are suitable for commercial spaces, workshops and showrooms for sports cars, classic cars, bikes and e-mobility, as well as for offices and studios dedicated to mobility. They are also perfect for classic handicraft businesses such as upholsterers and panel beaters, but also for watchmakers, precision engineers or artisans with a thematic connection. A unique container design hotel, catering areas, a multi-story car park with glass parking boxes and an event hall will be built in a further construction phase, which is expected to be completed by mid-2023.

Location with automotive tradition

Motorworld Manufaktur Berlin is located in the Berlin district of Spandau on a peninsula directly on the banks of the Havel, in the immediate vicinity of the Spandau Zitadelle. On this green area right next to the water, it is bringing history back to life. Between 1928 and 1940, DKW vehicles with rear-wheel drive were built here, later, the company turned to manufacturing bodies and individual parts for frontwheel drive vehicles. The DKW plant was then closed down following the takeover of Auto Union by Volkswagen in the 1960s. The „Alte Härterei“ is one of the historical buildings that is still standing. With its characteristic shed roof, it served as a production plant making gearboxes for DKW and Auto-Union vehicles.

Ideal location and transport links

The site is located directly next to the BMW motorbike plant in Spandau close to the busy, multi-lane „Am Juliusturm“ traffic artery. There are bus and train connections such as the U7 underground in the immediate vicinity, while sufficient parking spaces are also available. Mobility service providers and numerous shopping opportunities can be found in the surrounding area. The well-known Spandau Citadel is also located in the neighbourhood – a highlight for more than 300,000 visitors from Germany and abroad every year.
